Reston, VA - Tetra Partnerships was honored on November 15, 2007 by the Northern Virginia Chapter of the National Association of Industrial and Office Properties (NAIOP) at The Ritz-Carlton in McLean, Virginia. Best of NAIOP “Reflections on Excellence” was the theme of the 21st Annual Best of NAIOP Awards held at the Ritz-Carlton Tysons Corner. Over six hundred fifty people were in attendance as twenty-six awards were presented in the following categories: Transactions, Interiors, Buildings and Membership. The black tie dinner was an opportunity to celebrate significant new contributions to Northern Virginia by the commercial and industrial real estate community.
NAIOP singled out Tetra’s Leesburg Business Park project for exemplifying superior quality in commercial and industrial real estate. The team consisted of Architecture, Incorporated, - Stantech Consulting Services, Inc and E.E. Reed Construction, L.P. with owner representative, Min Choe for Tetra.

This is the second NAIOP Award given to Tetra in the past two years. Tetra won a “Best Buildings” Award for a Mixed-Use Project at the NAIOP Awards in November, 2006. That award-winning project was the Herndon Commercial Center, located at 754 Elden Street in the historic downtown district of Herndon, Virginia. Of note is that Herndon Commercial Center is a mixed-use project while Leesburg Business Center is warehouse, speaking to the diversification and varied success of the company.
Leesburg Business Park is located at 73 and 75 Lawson Road, in Leesburg, Virginia. The project has been a major addition to the burgeoning commercial and industrial hub of the Town of Leesburg, helping to redefine the area in which it is located while standing as a phenomenal example of industrial warehouse design. The development team’s intentions were to create an elegant industrial project appropriate to the growing residential community while maximizing usable space to accommodate the demands of Leesburg’s booming economy. The result was Leesburg Business Park; a two-building industrial warehouse condominium with excellent visibility from Route 15 and convenient access from both Routes 15 and 7.
Leesburg Business Park consists of 52,280 sq. ft. in two buildings containing flex/warehouse condominiums. Floor plans range from 3,600 to 22,500 square feet, with ceiling heights of 14 to 18 feet. Permitted uses include retail, storage, light manufacturing, personal services, office, and food-related businesses. Leesburg Business Park has frontage on the Rt. 15 Bypass, across from the Leesburg Premium Outlets.
